How the calculator works

The calculator takes the current rent, the date of the last increase, the date the tenant gets the notice and the day rent is due. It finds the earliest date allowed by the waiting rule and by the notice rule, and the increase can start on the later of the two. It then applies the limit for the year the increase starts.

  1. Earliest by the waiting rule = date of the last increase (or the start of the tenancy) + 12 months
  2. Earliest by the notice rule = date the tenant gets the notice + 3 months
  3. Earliest start date = the later of the two
  4. Most the rent can go up = current rent x the limit for the year the increase starts / 100, rounded down to the cent

Worked example

Say the rent is $1,800 a month, due on the 1st. It last went up on December 1, 2025, and the tenant receives the notice on August 15, 2026.
