Rental tour checklist

What to do before, during and after a showing, so every visitor gets the same good tour and a fast follow-up. Tick it off on screen or print it.

How to use this checklist

Run through the first group the day before each tour, and the last group on the same day as the tour, while the renter is still deciding.

Treat every visitor the same

Human rights law in every province bars treating renters differently because of grounds such as race, religion or disability, and the full list of protected grounds differs by province. Giving every visitor the same information and using the same written criteria protects them and you.

Rental tour questions

What should you bring to a rental showing?

The rent and what it includes, the utilities, parking and pet policy, the lease length, the earliest move-in date, and an application link or form the renter can use right away.

What questions should you be ready for on a rental tour?

Be ready to answer what the rent includes, which utilities the tenant pays, parking, pets, laundry, lease length, the move-in date and how to apply.

How soon should you follow up after a showing?

The same day, while the unit is fresh in the renter's mind. Send the application link and answers to anything you could not answer on the spot.

Can you ask a renter about their religion or background?

No. Questions about grounds protected by human rights law can lead to a discrimination complaint. Keep questions to the tenancy itself, such as the move-in date, lease length, pets and parking.
