The calculator takes the monthly rent, whether the tenant is moving in or moving out, and the date. For a move-in it charges from the move-in date to the last day of that month. For a move-out it charges from the 1st of the month to the last day of tenancy. It then works out a daily rate and multiplies it by the days charged.

The 365-day and 30-day methods can go over the monthly rent in a 31-day month, so the calculator caps them at the monthly rent. Amounts are rounded to the cent only at the end.
Days in that month divides the rent by the actual number of days in the month, so the daily rate is higher in February and lower in 31-day months. A tenant who has the unit for the whole month always pays exactly one month's rent.
365-day year spreads a year of rent over 365 days, so the daily rate is the same in every month.
30-day month treats every month as 30 days. It is the simplest to work out by hand, and it gives the highest daily rate of the three in any month longer than 30 days.
Say the rent is $1,500 a month and the tenant moves in on October 20. October has 31 days, so the tenant is charged for 12 days: October 20 through October 31.

The three methods are $19.35 apart on the same move-in. That is why the lease should name one, and why you should apply it the same way to every tenant.
Prorated rent is a partial month's rent, charged when a tenancy starts or ends partway through a month. You work out a daily rate and multiply it by the number of days the tenant has the unit that month.
Divide the monthly rent by the number of days in the month to get a daily rate, then multiply by the number of days the tenant is charged for. For $1,500 rent and a move-in on October 20, that is $1,500 / 31 x 12 days = $580.65.
Use the method your lease names. If the lease does not name one, pick a method and apply it the same way to every tenant. Landlord and tenant rules vary by province and state, so check the rules where the property is before you set a policy.
In this calculator, yes. The move-in date and the last day of tenancy both count as days charged, so a tenant who moves in on October 20 pays for 12 days: the 20th through the 31st. If your lease counts days differently, move the date by one.
Each method uses a different daily rate. The days-in-the-month method changes with the length of the month, the 365-day method uses one rate all year, and the 30-day method treats every month as 30 days. In a 31-day month the 30-day method charges the most; in February the days-in-the-month method does.
