Landlord entry rules by province

For repairs, inspections and most other entries, every province asks for at least 24 hours of notice. Emergencies, entry the tenant agrees to at the time, and some showings once a tenancy is ending follow their own rules. The provinces also differ on entry hours, the most notice you can give, and days when entry is not allowed.

How the generator works

The generator takes the province, the reason, the entry window and the moment you give the notice. It works out when the tenant counts as having received it, adds the minimum notice for that province and reason, and moves the result into the allowed hours to find the earliest time you can enter. It then checks your window against the province's rules and fills in a notice you can print or copy.

  1. Earliest entry = time the notice counts as received + minimum notice, moved to the next allowed hour
  2. Notice given = entry window start - time the notice counts as received

Worked example

An Ontario landlord hands a notice to the tenant at 9:00 a.m. on Monday, October 5, 2026, for a repair on Tuesday, October 6 between 10:00 a.m. and 12:00 p.m. That is 25 hours of notice, and Ontario needs 24. The earliest the landlord could enter is 9:00 a.m. on October 6, and the window sits inside Ontario's hours of 8 a.m. to 8 p.m., so the notice passes.

This page explains the general rules for private rentals and is not legal advice. Rules differ for some kinds of housing, and they change. For a specific situation, check with the tenancy office in your province.

Notice of entry questions

How much notice does a landlord need to give before entering?

For repairs, inspections and most other entries, at least 24 hours in every province. New Brunswick asks for 7 days of written notice before routine maintenance and normal repairs. British Columbia and Nova Scotia also set a limit of 30 days ahead, Saskatchewan 7 days and Manitoba 2 weeks. Most provinces require the notice in writing; Quebec also accepts spoken notice.

What hours can a landlord enter a rental unit?

Between 8 a.m. and 8 p.m. in Alberta, Saskatchewan, Ontario, New Brunswick and Nova Scotia, and between 8 a.m. and 9 p.m. in British Columbia. Quebec allows visits between 9 a.m. and 9 p.m. and work between 7 a.m. and 7 p.m. Manitoba and Newfoundland and Labrador ask for a reasonable time. Alberta and New Brunswick also rule out Sundays and holidays.

Can a landlord enter without notice?

Yes, in an emergency, in every province. Most provinces also allow entry when the tenant agrees at the time. Some allow entry without written notice in other cases, such as showing the unit once the tenancy is ending, so check your province's rules before relying on it.

Does the tenant have to be home?

No. Once proper notice has been given, the landlord can enter at the stated time whether or not the tenant is there.

Can a notice of entry give a range of days or a long window?

Give one date and the shortest window you can. Alberta requires a single date on each notice, and Saskatchewan limits the window to 4 hours. In Ontario, the Divisional Court found that a nine-hour window did not meet the rules.
