Remind residents about rent before and after it is due

QuickCasa can now chase late rent for you, politely and on a schedule you choose. It can also send a heads-up before rent is due, which stops many late payments before they happen.

Where to set it up

Go to Residents, open the Overview tab and find Rent reminders under Late fees. Both kinds of reminder are off until you turn them on.

• Remind residents who are behind on rent turns on late reminders. The default schedule is 3, 7 and 14 days late, with other schedules to pick from.
• Only when they owe at least leaves small balances alone. The default is $10.
• Also send a heads-up before rent is due sends one message per due date, on the day or 1 to 7 days before. The default is 3 days before.
• Also send a text message adds a text to every reminder.

What residents get

Reminders go by email, by push notification for residents who use QuickPass, and by text if you allow it. Each one is also saved in the resident's message thread, so you can see exactly what was sent and they can reply there.

The first late reminder is friendly and says to ignore it if they have already paid. The last is a final automated reminder. None of them threaten anything or mention fees. Residents whose rent you collect through QuickCasa get a Pay now link.

Who is never reminded

• Anyone with a payment still clearing, or whose autopay ran in the last five days.
• Balances under your minimum.
• Residents on shared rent, since each person owes their own share.
• Tenancies that are not active.

A heads-up also skips anyone already behind, anyone on autopay, and anyone whose credit covers what is coming.

Good to know

Reminders go out once a day, after autopay runs. If you turn reminders on while someone is already well behind, they get the one reminder for where they are now, not a burst of the ones they missed. Nothing is sent more than 60 days after the due date.
